Please review the terms that apply to reservations, payments, cancellations, refunds and your stay at Casa Di Mario.
These Terms and Conditions govern reservations and stays at Casa Di Mario Kalives, located in Kalyves, Chania, Crete, Greece.
By making a reservation directly through our website, completing payment, or staying at the property, the guest confirms that they have read, understood, and accepted these Terms and Conditions.

Casa Di Mario is offered as short-term accommodation in accordance with the applicable Greek regulatory framework. Short-term rental properties in Greece are subject to registration and reporting requirements through the Short-Term Stay Property Registry.
The person making the reservation must be at least 18 years old and must have the legal capacity to enter into a binding agreement.
The person completing the reservation is considered the lead guest and is responsible for:
The lead guest must be one of the persons staying at the property unless otherwise agreed with Casa Di Mario in writing.
The maximum permitted occupancy of Casa Di Mario is 7 guests in total, including adults and children.
The number of guests staying at the property must not exceed the number declared in the reservation or the maximum occupancy of the property.
Additional overnight guests are not permitted without prior approval from Casa Di Mario.
Casa Di Mario reserves the right to refuse accommodation or terminate a stay where the permitted occupancy is exceeded.
A reservation is considered confirmed once the booking process has been successfully completed and a booking confirmation has been issued.
The guest is responsible for checking the booking confirmation carefully, including:
Any errors should be reported to Casa Di Mario as soon as possible.
A reservation is valid only for the dates and guests stated in the confirmed booking.
All prices displayed on the website are shown in euro (€) unless otherwise stated.
The final booking price shown during checkout may include applicable taxes and any selected additional charges.

Once a booking has been confirmed, the agreed price will not normally be changed unless the booking itself is modified at the guest’s request.
Depending on the options available at checkout, guests may be able to pay using:
Additional payment methods may be introduced or removed from the website from time to time.
Where the guest selects an online payment method, 100% of the total reservation amount is charged at the time of booking, unless a different payment arrangement is expressly shown during checkout.
The reservation will only be regarded as successfully paid once payment has been authorized and confirmed by the relevant payment provider.
Casa Di Mario does not directly store full payment-card details. Card processing is handled by the relevant payment service provider subject to that provider’s terms and security procedures.
Casa Di Mario operates the following cancellation policy for direct reservations.
A reservation may be cancelled free of charge when the cancellation is made at least 30 days before the scheduled check-in date.
Where payment has already been collected, the amount paid for the reservation will be refunded in full.
Where a reservation is cancelled less than 30 days before the scheduled check-in date, the reservation becomes:
100% non-refundable.
No refund will be provided for the accommodation amount paid.
This means that the full reservation amount is retained even if the guest no longer intends to stay at the property.
The cancellation policy is an integral part of the booking agreement. Greek tax administration guidance expressly contemplates short-term rentals where a cancellation policy provides that an amount remains payable following cancellation.
If the guest does not arrive on the scheduled check-in date and has not cancelled the reservation in accordance with the applicable cancellation policy, the booking will be considered a no-show.
In the event of a no-show:
Guests who expect to arrive later than planned should contact Casa Di Mario as soon as possible.
If a guest chooses to leave the accommodation before the confirmed check-out date for personal reasons, the unused portion of the stay is non-refundable.
No refund or credit is provided for unused nights unless otherwise agreed by Casa Di Mario or required by applicable law.
In the unlikely event that Casa Di Mario is unable to provide the confirmed accommodation due to circumstances attributable to the property or another situation making the accommodation unavailable, the guest will be informed as soon as reasonably possible.
Where Casa Di Mario cancels the reservation and the stay cannot be provided, the guest will receive a full refund of all amounts paid directly for the cancelled reservation.
Where appropriate, Casa Di Mario may also attempt to assist the guest in identifying an alternative solution, but this cannot always be guaranteed.
Approved refunds will normally be returned through the same payment method used for the original transaction where technically possible.
Although Casa Di Mario may initiate a refund promptly, the time required for the amount to appear in the guest’s account may vary depending on:
Casa Di Mario is not responsible for delays caused solely by banks or payment providers after a refund has been successfully submitted.

Guests should inform Casa Di Mario in advance if they expect to arrive outside the stated check-in period.
Late or alternative check-in arrangements are subject to availability and prior agreement.
Guests may be asked to provide information reasonably necessary to verify the reservation and comply with applicable accommodation, accounting or regulatory requirements.

Guests are expected to leave the property by the agreed check-out time unless a later departure has been confirmed in advance.
Unauthorized late departure may affect cleaning and preparation for subsequent guests.
During the booking process, Casa Di Mario may request the guest’s:

This information may be requested for guest identification and, where applicable, for administrative, accounting, tax or regulatory obligations connected with the accommodation.
Guests must provide accurate information.
How such information is processed and protected is described separately in the Privacy Policy.
Casa Di Mario is pet-friendly subject to the following conditions.
A maximum of one pet per reservation is permitted.
Guests who intend to bring a pet must declare this when making the reservation.
A €60 one-time pet cleaning fee applies where a guest brings a pet.
The additional charge relates to the enhanced cleaning required after a pet stay.
Guests remain responsible for:
Pets must not create a nuisance or risk to neighbouring properties or other persons.
Daily or periodic housekeeping is not provided during the guest’s stay.
The accommodation is prepared and cleaned before check-in.
Guests are expected to maintain the property in a reasonably clean and tidy condition throughout their stay.
Additional cleaning services are not included unless specifically agreed with Casa Di Mario.
The separate pet cleaning charge does not constitute a housekeeping service during the stay.
Casa Di Mario is a non-smoking property.
Smoking is not permitted inside the accommodation.
Guests must comply with any designated outdoor smoking rules and must dispose of cigarette waste responsibly.
Any excessive cleaning or damage caused by smoking inside the accommodation may be charged to the responsible guest where permitted by law.
Parties and events are not permitted at Casa Di Mario.
The accommodation is intended for residential holiday use by the registered guests.
The property must not be used for:
The confirmed booking permits use of the property by the registered guests.
The total number of persons using or occupying the property must not exceed 7 persons without the prior approval of Casa Di Mario.
Guests are responsible for the conduct of any permitted visitors.
Guests must respect the residential character of the surrounding area.
Excessive noise, disruptive behaviour or conduct that unreasonably affects neighbours is prohibited.
Guests must observe applicable quiet hours and local regulations.
Repeated or serious disturbances may result in intervention by the property owner or relevant authorities and, where justified, termination of the stay.
Guests must use the accommodation, furniture, appliances and facilities responsibly and for their intended purpose.

Where damage occurs, Casa Di Mario reserves the right to seek reimbursement for the reasonable and actual cost of repair, replacement or additional cleaning, subject to applicable law.

Guests are encouraged to report accidental damage promptly.
Guests must take reasonable care for their own safety and the safety of persons travelling with them.
Children must be appropriately supervised.
Guests must not interfere with:
Any defect or potentially unsafe condition should be reported to Casa Di Mario promptly.
Guests are responsible for their personal possessions during the stay.
Casa Di Mario is not responsible for loss, theft or damage to personal property unless liability arises under mandatory applicable law or results directly from conduct for which Casa Di Mario is legally responsible.
Guests should take appropriate precautions with money, documents, electronics and other valuables.
Wi-Fi access may be provided as part of the accommodation.
Although reasonable efforts are made to maintain availability, uninterrupted internet access cannot be guaranteed because service may depend on third-party telecommunications infrastructure.
Guests must not use the internet connection for illegal activity.
Reasonable efforts are made to ensure that utilities and facilities remain operational.
Temporary interruption of services such as:
may occasionally occur for reasons outside the property’s reasonable control.
Where a material problem arises, guests should notify Casa Di Mario so that reasonable steps can be taken to address it.
Casa Di Mario will not be liable for failure or delay in performing obligations where this results from events outside its reasonable control, subject always to mandatory consumer law.

Where such an event affects a reservation, Casa Di Mario will assess the circumstances individually and comply with applicable legal obligations.
Casa Di Mario takes reasonable care to ensure that descriptions, prices, photographs and other website information are accurate.
Minor differences may arise because of:
Such minor differences do not necessarily constitute a material alteration to the accommodation.
The website may use or link to third-party services, including payment processors, map services and other external providers.
Those services may be subject to their own terms, privacy policies and operational requirements.
Casa Di Mario is not responsible for the independent operation of third-party websites or services except where responsibility cannot legally be excluded.
Personal data collected through reservations and use of the website is processed in accordance with the Casa Di Mario Privacy Policy and applicable data-protection legislation.

If a guest materially breaches these Terms and Conditions, particularly in relation to:
Casa Di Mario may take reasonable measures necessary to protect the property, neighbours, guests and other persons.
In serious cases, this may include requiring the guest to leave the property, subject to applicable law.
A guest removed due to their own material breach may not be entitled to reimbursement for unused accommodation where permitted by law.
Guests should report any problem with the accommodation as soon as reasonably possible during their stay.
This gives Casa Di Mario an opportunity to investigate and, where possible, remedy the issue.

Guests are encouraged not to wait until after departure to report an issue that could reasonably have been addressed during the stay.
These Terms and Conditions and direct reservations made with Casa Di Mario are governed by the applicable laws of Greece, including mandatory consumer-protection rules where applicable.
Nothing in these Terms is intended to restrict any statutory right that cannot legally be waived or excluded.
The Greek Ministry of Tourism notes that relations between accommodation providers and customers are subject to the applicable Greek legal framework governing tourist accommodation and consumer rights.
The parties should first attempt to resolve any dispute amicably through direct communication.
If an amicable resolution cannot be reached, any dispute will be handled in accordance with applicable Greek law and the rules determining competent jurisdiction.
Nothing in this section removes any mandatory consumer right to pursue another remedy or forum available under applicable law.
Casa Di Mario may update these Terms and Conditions periodically to reflect:
The Terms applicable to a reservation will normally be those presented to the guest when the reservation is made, subject to any mandatory legal requirements.
